In recent blog posts I have discussed some key areas to address when preparing for building / development work #Pre-Construction. This is the first stage of Project Management that is often miss-understood and involves the meticulous preparation of projects through the design, consent and tender stages ahead of building work starting.Last month I was delighted to be contacted by the Grand Designs Live media team inviting me to give Project Management advice at this year’s show in London Excel. I’ll be helping up to 10 people / couples with any questions they have from appointing design teams, sourcing contractors, procurement, cost control, self build and no doubt much more. I’ll be at the “Ask an Expert” section of the show and can’t wait to hear about the projects people are starting, planning and working on.

ARE YOU PLANNING A BUILDING PROJECT, A SELF BUILD OR A DEVELOPMENT?

HERE ARE 10 POINTS FOR YOU TO CONSIDER:

  • APPOINT A DESIGN TEAM

    Every project will need key consultants to advise, design and provide services to facilitate the pre-construction process. Bring in professional advice and help early to avoid delays, potential problems and cost

  • MANAGE THE PRE-CONSTRUCTION PROCESS WITH A PROGRAMME

    The Pre-Construction stage takes months and costs thousands. Manage this efficiently and save yourself thousands in the process. Access the ultimate pre-construction template here

  • HEALTH AND SAFETY

    Discuss this with your Architect and specifically ask them if they will be acting as the Principle Designer for the project. Further information is available on our blog

  • CONSENTS

    There are raft of consents and red tape with building work, check the consents that are relevant to your project and submit  your applications early. Your Project Manager or design team will advise you as to what will be required for your project

  • SCOPE OF WORKS (OR BILL OF QUANTITIES)

    Ensure you have a SoW professionally prepared for your project, this sets out the work to be carried out, it is issued to contractors to price and in a format that allows for comparable pricing

  • CONTRACTORS

    Locating, vetting and building relationships with Contractors is a valuable exercise. Ensure you do this early in the pre-construction process so you have a short list of suitable contractors to invite to tender

  • TENDER

    Issuing a tender to contractors will give you a solid base for obtaining competitive pricing in all market conditions. The priced responses allow for a detailed analysis which if carried out well can save you thousands of pounds on your contract sum

  • BUILD PROGRAMME

    This is essential to every building project, ensure you obtain a programme from the Contractor or your Project Manager. This will need to be agreed and included as a Contract document. Ensure that your Project Manager includes any supply and fit packages not carried out by the Principle Contractor

  • CONTRACTS

    Standard Building Contracts are easily available for building and development projects and should be used. JCT are the leading providers to the construction industry. They provide a useful contract selection flow chart to assist, however your Architect or Project Manager will also advise you

  • NOTIFICATIONS

    Ensure you have given any notifications that you need to, this may sound simple but is easy to overlook. It will always include Building Control the H&S Executive and in urban areas often works can’t be started until Party Wall Awards are in place
