Lower Road KT22
This project involved the demolition of a single detached garage to the side of the property followed by the construction of a large side and rear extension. The work involved building close to the boundary party wall, garden excavation and construction of retaining walls. The extension was built in block work cavity walls and finished with a render to match the property. A contemporary open plan kitchen living area was created at the back of the property with large bespoke timber bi-fold doors and roof light all set on a steel frame with cantilevered steel negating the need for a steel post at the corner of the open plan living room allowing uninterrupted flow between inside and outside space. The extension provided an integral garage, utility room, kitchen / living space and two bedrooms with en-suites on the first floor. The existing main roof of the house was re-thatched and this was continued through the extension.

Steele-Perkins managed the Pre-Construction process, prepared the Scope of Works, tendered the project and agreed programme and contracts with the Main Contractor. We also provided comprehensive project management services of the build, introducing specialist suppliers and working with the Clients preferred suppliers integrating these into the build programme working alongside the main contractor. Our service included frequent site visits, monitoring, reporting and valuations (approval of main contractors payment requests).
